Our comfortable condo is SOLD!

Image
Although there are many benefits to living in this condo, what I have loved most are the expansive windows that bring in so much light, which has really helped this native California girl during the long Montréal winters. And, the condo's high ceilings add to the feeling of spaciousness the windows give the place. The large living room/dining room area offers possibilities for different furniture arrangements. We divided the area into computer room, living room, and dining room. Each space feels comfortable and never crowded. Living Room / Salon Dining Room / Salle à Manger The open concept kitchen—plenty large enough for two—allows for conversations with friends and family while cooking or preparing a delicious latte or cappuccino; we are big coffee connoisseurs! The unobstructed view to the outside from the kitchen is also a plus when you are the resident dishwasher (or when loading the electric version). Kitchen / Cuisine Kitchen / C

When we hunt for a place to live, whether to buy or rent, we always love being able to see the floor plan.  We want to know where to place the furniture for comfort and functionality.  When we aren't given a floor plan, my husband will take measurements and create one in Photoshop.  He also creates images for our furniture so that we can play with different arrangements. My husband drew up this floor plan of the condo we are selling.  The furniture placement as well as the furniture itself allows you to see how the space can be used. Here are the approximate measurements of the rooms: Living/Dining 16.1 ft x 16.6 ft / 4.91 m x 5.06 m, Wood floor Kitchen

The Truth about the Condo Fees

IMPORTANT INFORMATION ABOUT CONDO FEES: The following excerpt is taken from a report by the Québec Federation of Real Estate Boards (QFREB) entitled “Current Portrait of Condo Fees in Québec”.  A PDF version of the report can be found online:   English:  http://www.fciq.ca/pdf/mot_economiste/me_062016_en.pdf French:  http://www.fciq.ca/pdf/mot_economiste/me_062016.pdf Conclusion Although high condominium fees can sometimes raise eyebrows among potential buyers, it’s important to ensure the fees are adapted to the condition of the building and the work that will need to be performed in the coming years. One worrying fact in particular did emerge from the survey on condominium reserve funds in Québec(4): 49 percent of condominium syndicates did not use any kind of planning tool to assess how much money needs to be paid to the reserve fund. Moreover, 67 percent of condominium syndicates had a reserve fund balance of less than 1 percent of the insurable valu
